Steve Wylie

Steve Wylie is the Co-Founder and Managing Partner of SW Group, a Texas-based real estate private equity firm focused on value-add acquisitions and development of self-storage and light industrial assets across the Sunbelt. He also leads Greenkey Storage, the vertically integrated property management platform supporting the portfolio.
Since founding SW Group in 2020, Steve has led the acquisition, development, and operations of over 500,000 square feet of storage assets delivering strong, risk-adjusted returns through disciplined deal origination, data-driven underwriting, and hands-on operational execution.
Prior to SW Group, Steve held leadership roles in the upstream oil and gas industry, where he closed over $13 billion in M&A transactions and managed $400 million in development projects across technical, commercial, and strategic functions. Steve holds an MBA from Rice University and a BS in Mechanical Engineering from the University of Denver, where he played Division I lacrosse. He lives in Houston with his wife, Caroline, their daughter, and two dogs.

Kevin is the proud co-founder and managing partner of SW Group and Greenkey Storage. Kevin enjoys wearing the many hats of owning your own business: business development, underwriting deals, raising money and creating strategic partnership, negotiating directly with sellers and brokers, creating value through property improvements and revenue management, managing employees, and overseeing customer service. Kevin developed his passion for entrepreneurship and the real estate business while attending Rice Business School (this is also where he met Steven.)
Prior to SW Group, Kevin attended The University of Texas at Austin, where he was a graduate from McCombs and a proud Fiji and Texas Cowboy. He worked at Plains in the Acquisitions and Strategic Planning Group (2 years), Commercial Pipeline Business Development and Operations Team (4 years). At Plains, he learned how to underwrite deals, develop and generate new business through acquisitions or new pipeline development, and oversee operations for Plains’ assets in the Rocky Mountain Region.
In his free time, Kevin mostly enjoys spending time with his family and friends. He can be found watching Texas Football and Houston sports, on the golf course or on the lake wakeboarding and surfing.
